Texas has 1,161 parks in our database — that sounds like a lot until you remember it's the second-largest state by area in the country. The market is thinner than it looks on paper, and deal quality varies wildly by region.

The hill country around Kerrville, Fredericksburg, and Wimberley is where destination parks trade at a premium. These pull short-term leisure traffic and command higher nightly rates. The I-35 corridor — San Antonio through Austin to Dallas — is the bread-and-butter investor market: highway-adjacent parks serving long-haul truckers and road-trippers. West Texas and the Permian Basin have a different story: energy-sector workers filling parks when oil prices are up, exodus when they're down. That cyclicality is real and brutal if you buy at peak oil and hold through a downturn.

Cap rates around 7.6% are solid but not exceptional for the region. Valuations of $5.6M to $8.4M put Texas parks in a reasonable range. The catch is property taxes. Texas has no state income tax, but property tax rates are among the highest in the nation — often 1.8-2.5% of assessed value annually. Run your pro forma with actual tax bills, not estimates.
